Hi, I'm Whitney
About Whitney Pauley
I'm a Senior Mortgage Advisor with CrossCountry Mortgage, based in North Bend in the Snoqualmie Valley, and I've been in the mortgage business since 2010. I help families structure a home loan around the monthly payment, the cash it takes to close and the long-term plan, not just the rate.

How did I end up in mortgages?
I have a finance degree from Gonzaga, but I did not set out to become a mortgage advisor. My first job out of college was in store planning at Nordstrom, which turned out to be a solid fit for what I had originally wanted to do: engineering, architecture, something structured and spatial. I liked the logic of it.
Then 2009 happened. I was laid off, and eventually landed as a women's apparel buyer at Amazon. It wasn't the right fit. My dad, who was a business banker at the time, was the one who told me I would be good at mortgage. He was right, though it took me a while to see why. I started in mortgage in May 2010. The part of the work I had liked at Nordstrom, thinking in structures and solving for how the pieces fit together, turned out to be the same instinct that makes someone good at this job. A mortgage is a structure. Getting it right takes the same kind of thinking.
Why do I focus on more than the rate?
My parents bought and sold real estate throughout my life, and they did well with it. I grew up watching real estate build wealth for my family, not as an idea but as something I saw happen.
A few years into the business, I went through Barry Habib's Certified Mortgage Advisor program. It formalized what I already believed: a mortgage should be structured as part of someone's long-term financial picture, not sold as a one-time transaction, and understanding the bond market and the economics behind rate movements is what lets an advisor explain what is happening instead of just quoting a number.
That is still the test I use. It never makes sense to me to hand someone a low rate and call it a win if the rest of the structure does not serve where they are trying to go. The rate is one input. What matters is whether the mortgage is set up to do for them what real estate did for my family.
What is it like to work with me?
The first conversation is about your goals and your timeline, not an application. From there, my team handles the work behind the file, from pre-approval through underwriting. I stay your point of contact from the first call through closing, and after it.
I also like the teaching part more than I expected to. Walking someone through why a number works the way it does, until it clicks, is one of my favorite parts of the job. It is why I teach live classes and write every week. I also co-own Landwork Enterprises with my husband, so financing for the self-employed, the subject of one of those classes, is personal for me as well as professional.
In their words
What clients say
“They helped us understand everything about the home loan process and our various options. She was prompt and stayed in communication with us throughout the whole process. Thanks to her quick turnaround time we were able to know all the estimated details and be fully informed when we put in an offer. We cannot recommend this team enough!”
“Whitney and her team are a cut above other lenders, in that they are responsive, have attention to detail, and most importantly have the customer's best interest in mind first. Others may promise a lot, but you want someone with the fearless integrity like Whitney to tell you both the good and bad news, especially with such an important decision like buying a home.”
“Whitney always has all her ducks in a row, great communication and closing on time, if not early!”
Frequently asked questions
Where are you licensed?
Washington, Montana and Arkansas. My NMLS number is 378622, and you can confirm my licenses at nmlsconsumeraccess.org.
Do you only work with people in Washington?
No. I work with people all over the country. I'm personally licensed in Washington, Montana and Arkansas. For other states, I still have the first strategy conversation with you, and CrossCountry Mortgage's interstate team and my lending partners handle the loan itself with an advisor licensed in your state.
What does a Certified Mortgage Advisor do differently?
The program is built around reading the bond market and the economic data that move rates, and around structuring a loan as part of a household's broader financial plan. In practice it means I can explain why rates are where they are and help you decide when and how to act.
How do we get started?
Schedule a strategy call. It is a conversation about what you want and when, and you don't need to prepare anything. You can also join a live class first if you would rather learn the basics before we talk.
